What does a property developer do?
The property developer designs and builds new developments (groups of villas, blocks of flats, lotissements, i.e. approved subdivisions) and sells them directly to buyers, often before the works are even finished. In Côte d'Ivoire, it is a common way for the diaspora to become homeowners: you can invest in a new home without managing the construction yourself.
This way of buying also carries specific risks: late handovers, gaps between the sales brochure and the property delivered, developers who disappear before the site is finished. Checking the developer’s licence and the actual progress of the development before any payment is an essential precaution, especially when you are investing from abroad.
