What does a chartered surveyor do?
The chartered surveyor is the key professional for any land transaction in Côte d'Ivoire. Before you buy a plot, start building or divide a parcel of land, the surveyor establishes the exact boundaries of the property, spots any encroachment and prepares the survey file required by the Ivorian Cadastre (the land survey office).
For a member of the diaspora investing from abroad, using a licensed chartered surveyor is a basic precaution. It often happens that plots are sold with a real area smaller than the one advertised, or that boundary disputes with the neighbours arise after the purchase. A boundary survey carried out beforehand removes these risks and gives your investment a solid legal footing.
Services offered by chartered surveyors
Topographic surveys
Precise measurements of land and buildings, and topographic plans that meet the requirements of the Ivorian Cadastre and the Direction de la Construction (the construction authority).
Boundary survey
Agreeing the property boundaries with the neighbours present, placing the boundary markers, and drawing up the boundary report (procès-verbal de bornage), which has legal standing in court.
Setting out buildings
Marking out on the ground the building positions shown in the architect's plans, and checking the required setbacks and cadastral boundaries before work begins.
Plot division
Dividing a large parcel into separate lots, and preparing the survey documents the notary needs to split the land and register each new lot at the Livre Foncier (the land register).
The professional who secures your boundaries
Official boundary survey
Your plot is marked out with the neighbours present, and the result can be relied on in court.
Checking the area
They confirm that the real area matches what you were told.
A file for the notary
The surveyor's documents are required for any division of land or registration at the Livre Foncier.
A good number of plots turn out to have a real area different from the one advertised.
A boundary survey carried out beforehand removes that risk and gives you a solid legal footing before you buy or build.
